Water Heater Maintenance · Edgewood, NM

Keep sediment and scale out of your water heater

Water heater maintenance is a service visit that clears out sediment and checks the parts that wear. We drain and flush the tank and pull the anode rod to see what is left. Then we test the T and P valve and look over the burner or the elements. We do this for gas and electric tanks and for tankless units.

Wright Flow Plumbing and Heating does maintenance on water heaters for homeowners and businesses. If you manage rentals or commercial space, we set up a maintenance plan built around your properties. If your heater has already quit, start with water heater repair. Call (505) 306-8285 to set up a visit.

What does a water heater flush and checkup include?

Sediment collects in the bottom of a tank over time. It can make a rumbling or percolating sound when the heater runs. We shut off the heater, hook a hose to the drain valve and flush until the water runs clean.

The anode rod wears away slowly to protect the tank. Once it is used up, the tank will start to corrode and, in time, leak. We pull the rod to check it, and anode rod replacement is part of the visit when it is spent.

One tank manufacturer's manual recommends a check once a year by a competent service person. It also calls for a T and P valve test at least once a year. On a closed system, it calls for a sized and charged thermal expansion tank, and we check that too. Gas units get a burner, pilot and vent check, and electric units get an element and thermostat check. A house that fights scale every year may do better with a water softener ahead of the heater.

Albuquerque hard water, scale and tankless descaling

The Albuquerque water authority says its water runs from moderately hard to hard, depending on the source and the blend. It tells customers that white particles clogging their fixtures may be scale from the water heater. If you see them, it says, you probably need to flush your water heater.

One manual for tankless water heaters calls for an inspection every year by a trained and qualified professional. It says hard water may require a more frequent flushing schedule. Its descaling steps run four gallons of white vinegar through the unit for at least an hour. The same manual says damage from lime build-up is not covered by the heater's warranty.

Temperature matters in both kinds of heater. That tankless manual says scale builds faster when the heater is set at a high temperature. A tank manual's preferred starting point is 120 degrees, and a higher setting raises the scald risk. We set the thermostat with you before we leave.

Water heater maintenance plans for rentals and property managers

Preventative maintenance plans are a regular part of our work for property managers, landlords and repeat customers. A yearly check is easy to lose track of across several rentals. A plan keeps that check on the calendar for each heater.

Rentals and small commercial buildings can run a lot of hot water. A tank manual says heavy hot water use and hotter settings wear out an anode rod faster. New Mexico's landlord law lists a reasonable amount of hot water among an owner's duties, with some exceptions.

A leak from the tank itself means the steel has rusted through, and that tank gets replaced. Our water heater installation page covers that work. On a plan, we point out the signs of a tank near the end, so you can budget ahead.

FAQ

Water Heater Maintenance Questions, Answered

Common questions about water heater maintenance across Albuquerque, Rio Rancho, Corrales, the East Mountains and about 70 miles around Edgewood. If yours is not here, call and ask.

Call (505) 306-8285

How often should I flush my water heater?
One tank manufacturer's manual says to drain and flush the tank every 6 months to remove sediment. Albuquerque's water authority notes that many manufacturers recommend periodic flushing of water heaters. A tank that rumbles while it heats likely has sediment in the bottom.
How often does a water heater anode rod need replacing?
There is no set schedule, because water and use decide how fast a rod wears. One tank manual calls a rod spent when most of it is thinner than 3/8 inch. Another sign is the support wire showing along about a third or more of the rod. If your home has softened water, that manual says to inspect the rod every year.
Why does my hot water smell like rotten eggs?
That smell is the most common complaint tied to the anode rod, according to one tank manual. Certain water conditions set off a reaction between the rod and the water. The manual says a special anode rod may be available, and that removing the rod for good voids any warranties. We pull the rod and go over the options with you.
Should I drain the water heater at an East Mountains cabin for winter?
Yes, if it will sit shut down through a freeze. One tank manual says to drain a heater that is shut down in freezing temperatures or for an extended period. It warns that hydrogen gas can build up in a hot water system left unused, generally two weeks or more. Before using the dishwasher, run the farthest hot tap for several minutes, with no flame or smoking near it.
How much does water heater maintenance cost?
It depends on the heater and on what the visit turns up. Tank or tankless, gas or electric, and parts like a spent anode rod all change the work. For a maintenance plan, the price follows the number of properties and heaters. Call (505) 306-8285 and we will put a free estimate in writing.

Of all the plumbers I called for help, this is the only company that could fit me in same day. David came out within an hour of me calling and fixed the issue. He stayed on it until it was done, and I am so grateful that he was there when I needed help the most. He didn't charge an arm and leg, which was so appreciated in my situation. I will definitely be calling him in the future.
