Water heater repair starts with what the heater is doing. No hot water, not enough hot water, a puddle under the tank, or a rumble every time it heats. Most repairs come down to a handful of parts. On a gas heater it is the pilot assembly, the thermocouple, the igniter or the gas valve. On an electric heater it is usually an element or a thermostat. If the tank itself has failed, water heater installation is the better answer.

A gas water heater with no hot water usually has a burner that is not lighting. We check the pilot or the igniter first, then the thermocouple. Next comes the gas control valve and the gas supply to the unit.
An electric heater has two elements and two thermostats in most tanks. When the top element fails you get no hot water at all. When the bottom element fails you get a little hot water, then cold. We check the breaker and the high limit reset button before we open the unit.
Lukewarm water that never gets hot can also start at a fixture. A crossover at a single handle faucet sends cold water into the hot line. That is a faucet and valve repair. We test the heater and the nearest fixtures so the repair matches the problem.
Where the water comes from decides whether this is a repair. Leaks at the cold and hot fittings, the drain valve or the T and P valve are usually repairable. We dry the tank, run it, and find the source before we price the work.
A leak from the bottom of the tank itself is a different answer. That is rust through the tank wall, and a rusted tank gets replaced. Many tanks carry a manufacturer warranty on the shell. Check the label before you buy a new unit.

Albuquerque's water authority says hardness runs from moderately hard to hard, depending on the source and the blend. It also tells customers that white bits clogging a faucet can be scale from the water heater. A thermostat set too high makes that scaling worse. Out in the East Mountains many homes run on well water, which brings its own minerals.
Sediment is why a tank rumbles, pops or takes longer to heat. The layer on the bottom traps heat under it and wastes fuel. Flushing the tank clears it. Scale builds up inside tankless water heaters the same way, and those need a descale.
Altitude changes how a gas heater burns. Above about 2,000 feet, a unit built for sea level needs less fuel for a clean flame. Edgewood sits near 6,700 feet, and Albuquerque runs about 5,300 feet in the valley. A yellow flame or soot on the burner plate means the mix is off.
