Most Albuquerque plumbing calls start in an older house. Census figures put the median build year in the city at 1982. Close to half of the homes here went up before 1980, and that age shows in the pipe. Weak pressure, a drain that keeps backing up or a wet patch in the yard is usually the first sign.

The oldest plumbing in town sits in the old grid. Downtown, Nob Hill, the UNM area and the near Northeast Heights carry a lot of mid century housing. Where a house still has galvanized supply pipe, it rusts closed from the inside. Pressure drops at the shower first, then at the kitchen sink.
Cast iron drain lines scale up and crack at the joints as they age. Roots go looking for any crack that leaks water. The North Valley and Los Ranchos have big lots and old cottonwoods, so that is worth checking there. Our sewer line repair page walks through how we find the break and replace the bad section.
The Westside tells a different story, since much of it filled in from the 1980s onward. Taylor Ranch and Ventana Ranch homes are reaching the age where water heaters and shutoff valves fail. Paradise Hills is older than both, with about seven in ten of its homes built before 1980. On a slab house, a leak under the concrete shows up as a warm floor or a jumping water bill.
The Water Authority blends treated San Juan-Chama river water with groundwater and sends it through the whole system. Its own water quality answers say the hardness runs from moderately hard to hard, depending on the blend. That mineral load drops out as scale inside a water heater.
Scale is why a tank gets loud, then slow, then quits early. Flushing a tank once a year helps, and a tankless unit wants descaling instead. When a tank leaks from the shell itself, the unit is finished. Our water heater installation page covers what a replacement includes.
Inside the city limits the permit comes from the city's Building Safety Division at Plaza del Sol. Albuquerque lists a water heater install under its plumbing and mechanical permit. A house sewer or water service line outside the building needs the same permit. We pull it and meet the inspector.
Most of the city drains to Water Authority sewer. Septic sits out at the edges. Onsite systems are still in use in the unincorporated South Valley and in parts of the North Valley. Farther east, out past the foothills, nearly every home runs septic.
Which office issues the permit depends on where the property line falls. The New Mexico Environment Department handles septic permits inside Albuquerque, in Los Ranchos and in Tijeras. Bernalillo County runs its own wastewater ordinance for the unincorporated parts, and no other county in the state has one. We work out which office your address belongs to before anything gets dug.
A failing system reads as a soggy patch over the leach field, or as slow drains everywhere at once. Sometimes the problem is a crushed line or a broken baffle, not the whole system. Septic system installation and repair are both work we do, including the permit paperwork. We do not pump tanks, so a pumping company handles that side of it.
The first freeze in Albuquerque normally lands in early November. The last one comes around early April, and the normal January low at the Sunport sits near 26 degrees. That is cold enough to split a hose bib or a line in a crawlspace. A pipe in an unheated garage goes the same way.
Cold snaps are also when water heaters give out and boilers lock out on a Sunday night. Some older Albuquerque homes heat with hot water baseboard, and some up against the foothills run radiant floor. We service boilers, and we install mini splits for the room that never gets warm.
