Bernalillo is two towns in one when it comes to plumbing. About 35 percent of the homes here went up before 1980. Another 40 percent went up in 2000 or later. And nearly 1,200 of the town's 4,073 homes are manufactured homes. In those, the supply lines run under the floor behind the skirting. A hard freeze finds them first, and the first sign is a faucet that gives you nothing.

The Town of Bernalillo runs its own water system, and all of it is groundwater. The town's 2023 water quality report names the primary well on NM 528 and the backup well on US 550. That water runs through a pressure filter system and is disinfected with sodium hypochlorite before it reaches the mains. The town also keeps an emergency connection to the Rio Rancho system.
Groundwater carries minerals, and minerals settle on the bottom of a tank. That layer is what makes a water heater pop and rumble. It also shortens the life of the unit and cuts into the hot water you get. A flush once a year is the simplest maintenance in the house.
When the tank itself weeps at the bottom, the heater is done. A repair will not bring it back, and the job becomes a new water heater. Homes built in the boom after 2000 are on their second tank by now. Places in the old valley core are usually further along than that.
The town runs the sewer system as well. Its treatment plant is built to handle 1.2 million gallons a day. The town's wastewater department has a name for what plugs the collection lines: FROG, for fats, rags, oils and grease. Wipes and hygiene products do not break down either, and they hang up in the pipe.
Grease goes down warm and sets up hard. Running hot water behind it does not save the line. A kitchen drain that backs up every few months is telling you something. So is a toilet that bubbles when the washer drains. Repeat backups on the same line usually mean the lateral is broken or root choked. We locate the break, dig, replace the pipe and add cleanouts, which is sewer line repair rather than a cleaning.
Past the town mains, a property runs on septic, and the paperwork changes. Note the county. The town of Bernalillo sits in Sandoval County. Bernalillo County is the next county south, around Albuquerque. Bernalillo County has its own onsite wastewater ordinance. Sandoval County does not, so a septic permit here goes to the New Mexico Environment Department. We install and repair septic systems. We do not pump tanks, and a pumping company handles that.
Bernalillo is a natural gas town. Census figures put 86.7 percent of occupied homes on piped gas, with propane under 2 percent. New Mexico Gas Company is the supplier. We run and repair gas lines for ranges, dryers, water heaters, boilers and fire pits. We pressure test what we run. New Mexico does not allow copper pipe for fuel gas, so that question is settled before we start. All of that is gas line work.
The town sits at about 5,050 feet. Every gas appliance above 2,000 feet has to be set for altitude. The model gas code cuts the input rating 4 percent for every 1,000 feet. The other route is the maker's high altitude instructions. A range, a water heater and a boiler all fall under that rule.
Winter here bites. The nearest long running weather station is in Corrales, about 5 miles southwest at almost the same elevation. It averages about 148 nights a year at or below 32 degrees and about 47 nights at or below 20. The first freeze lands around October 12 and the last around May 4. Hose bibs, garage lines and the lines under a manufactured home are what break.
The town does not run its own trades permitting. Planning and zoning staff at the town review a building permit application first for zoning and floodplain. The state Construction Industries Division then issues the building and trades permits. It runs all the inspections on behalf of the town.
That split matters on a water heater swap, a new gas line or a sewer replacement. It sets who signs off and when the inspection gets scheduled. We sort out the paperwork with you and book the inspection as part of the job.
Manufactured homes carry one more step. The town requires a placement permit before a manufactured or mobile home goes in. That comes up a lot here, since nearly three in ten homes in town are manufactured. Their plumbing is its own animal. The runs sit under the floor. The water heater lives in a closet built to fit it.
