Winter runs long in the Estancia Valley. The weather station in Moriarty has logged 162 to 200 freezing nights a year since 2000. That is about half the calendar. A supply line in an unheated utility room can freeze on a January night, and the water heater can quit in the same week. About two thirds of the homes in town went up between 1970 and 1999, so the plumbing in them has some age on it.

Moriarty runs its own water and wastewater systems. The city planning report puts roughly 90 to 95 percent of residents on city water. A little over 90 percent are hooked to the city wastewater plant. The city water report lists four wells in the Estancia Basin as the source, so what comes out of the tap is groundwater.
The rest of the map works differently. Some pockets inside the city are still on septic tanks. Outside the city limits, houses run on a private well and a septic system. Well water carries dissolved minerals, and sediment collects in the bottom of a water heater tank. A yearly flush is the small job that keeps one going.
A new septic system near Moriarty is permitted by the New Mexico Environment Department. Torrance County has no septic ordinance of its own, so the liquid waste permit goes through NMED. A conventional system needs a lot of at least three quarters of an acre. The tank sits at least 50 feet from a private well, and the disposal field at least 100 feet. Census figures count 861 housing units in Moriarty. The 1980s added the largest share, with the 1970s and the 1990s close behind. Roughly 4 in 10 units here are manufactured or mobile homes. Both facts shape the plumbing we see in town.
Most tank water heaters carry a 6 to 12 year tank warranty from the manufacturer. Past that mark, rusty water, popping sounds and a cold morning shower are the tells. We repair pilots, thermocouples, gas valves, elements and thermostats. When the tank itself is leaking, we install a new water heater and haul the old one out.
Drains in a house of that age slow down for ordinary reasons. Grease and soap scale coat the pipe, and the line loses its diameter. A tub that gurgles when the washer drains points at the main line, not at the tub. We cable the line, clear it, and find where the problem starts. A crushed or root damaged sewer lateral gets dug up and replaced instead.
Moriarty sits at about 6,200 feet in the northern Estancia Basin. Nights here stay cold even after a mild afternoon. In 21 of the last 25 years the town weather station dropped to zero or below.
February 2011 is the stretch people still bring up. The station read 32 below zero on the third of that month, and 30 below the next night. Lines in crawl spaces and unheated garages split during that week. Most of the damage showed up when everything thawed.

Inside the city, Census figures show about two thirds of occupied homes heating with piped utility gas. Electricity heats most of the rest, and some homes burn wood. Out in Torrance County the mix shifts hard toward propane and wood.
